Services and Fees
JM's Home Inspections completes inspections of both residential and commercial properties. A typical home inspection takes approximately 3-4 hours to perform. A computer generated report with digital photos of the front exterior of the property and any areas of concern located during the inspection, is e-mailed to you. It is recommended that the consumer attend the inspection and ask questions. Payment is expected at the end of the inspection, unless previously arranged. A typical inspection includes:
-Roof, vents, flashing and trim.
-Gutters and downspouts.
-Skylight, chimney and other roof penetrations.
-Decks, steps, porches, walkways and railings.
-Grading and drainage.
-Basement, foundation and crawlspace.
-Water penetration and foundation movement.
-Heating systems.
-Cooling systems.
-Main water shut off valves.
-Water heating system.
-Interior plumbing fixtures and faucets.
-Drainage sump pumps with accessible floats.
-Electrical service line and meter box.
-Grounding and bonding.
-Fireplace damper door and hearth.
-Insulation and ventilation.
-Garage doors, safety sensors and openers.

FEES: Base price + Add-Ons
Base price is based on square feet of structure:
0 - 1499 = $425.00
1500 - 1999 = $450.00
2000 - 2499 = $475.00
2500 - 2999 = $525.00
3000 - 3499 = $550.00
3500 - 3999 = $600.00
4000 - 4499 = $650.00
4500 - 4999 = $700.00
5000 - 5499 = $750.00
5500 - 5999 = $825.00
6000 - 6499 = $850.00
6500 - 7000 = $950.00
Above 7000 contact inspector for quote
Duplex, Tri-Plex, Four -Plex and apartments call for quote
Add-Ons:
Crawl Space = Add $100.00
Front "and" back yard sprinklers = Add $60.00
Front "or" back yard sprinklers = Add $30.00
Distance area inspections (IE: Stockton, Lodi, Galt, Vacaville, Fairfield...) = Add $75.00 for travel time/mileage.
